![]() Repairing bad creditRepairing bad credit - Probably the first step youll want to take when repairing your bad credit history is to get a copy of your credit report to find out whats on there. Often times, inaccurate items appear on your credit report that are hurting your credit score. Repairing your credit may seem like a daunting task, but it in some cases you can expect to gain 10, 20, 30 or more points on your credit report within weeks of beginning the process. When you obtain a copy of your credit report to begin working on repairing your credit you should first utilize your ability to obtain your credit report for free 1 time per year. Make sure you obtain your free credit report from all 3 of the credit reporting agencies so that you can compare the accuracy of the information contained within the reports from each of the 3 different credit bureaus. Many times one report may report different items than the other 2 reporting agencies. This is not due to inaccurate information, but because different creditors may only report to one or two of the different bureaus instead of all 3 of them. Creating sweat equity - Some people like to buy a house that need repairs, and repair the home themselves. The repairs, in turn, increase the value of the home. This is one way to create "sweat equity" in a property. These types of properties are known as "fixers". Savvy investors will be able to locate below average conditions homes in a good housing market, improve the condition of the home, and turn it to make a profit. You can most effectively add value to a home by upgrading the kitchen, bathroom, and finishing the basement. Also, upgrading the flooring, adding wallpaper and applying fresh coats of paint are other examples of how you can make an old home more appealing to a potential buyer. There are many programs available that can give you the lowest payment possible during the time frame that the home will be repaired which can give you substantial savings. What should I ask a realtor before I hire them? - Choosing a Realtor to work with is more than just calling any company out of a phone book or newspaper ad. There are many factors that determine whether the Realtor will be a right fit for your situation. Whether you are buying your first home or selling your current residence, these are some of the questions you may want to ask in your initial meeting. One of the most important questions to ask the Realtor up front is what areas or localities do they work in or which areas do they specialize in. Obtaining a Realtor that is familiar with only one city would not be a good idea if you were looking to buy or sell your home in a completely different area. Your Realtor needs to be very familiar with your immediate area to help you price your home right or to make sure you do not over pay for a new home. Don't be surprised if the better Realtors in your area ask you to sign an Exclusive Buyer's Agreement early in the house-hunting process. Many "less than stellar" Realtors waste lots of time and gas money working with a potential buyer only to have that buyer purchase a home from another Realtor. An Exclusive Buyer's Agreement binds a buyer to a Realtor and lets the Realtor know the home buyer is serious. If you don't know a reputable real estate professional in your area, ask yourmortgage professional.
