Ways to increase the value of your home!

There are several things that you, as a homeowner, can do to increase your homes value. Many times these things can add value instantly, where as some may take several years for you to see the added value (i.e. planting a tree). When you are ready to sell, you will be happy that you did some of these things, or upset that you didnt do anything to improve your homes value.

Modern kitchens are also high on the list of ways to increase the value of your home. Things such as updated appliances, high-quality flooring (hardwood, tile, laminate), updated countertops and cabinetry can add a nice aesthetic value to your home. Potential buyers are looking for things that have already been updated, look good, and that will last for several years. Also, kitchens that open up into another room to create a certain "flow" to the house.

Landscaping or "curb appeal" is another way to drastically increase the value of your home. If two houses similar in size and price were for sale a block apart, the buyer would more than likely make the decision based on which house looked the best from the outside. Consider painting the outside especially if there is any chipping or weather damage. When deciding on a color to paint (both inside and outside) try to stay with neutral colors. You might like red or black walls, but the buyers will not necessarily share your same taste.

A finished basement has become more and more coveted by buyers. It used to be that they added little to no value in a home. Just be sure that the basement is dry, and will remain that way. The more space the better, because people are also looking for a home with plenty of storage.

There is nothing better than having a big garage, plenty of closets, and an attic. People need to store their lawn mower, bikes, snow blower, christmas tree, and all the other hundreds of items that need to be stored year round.

One way to add value to your home immediately is to install new energy efficient windows. The cost of the windows, will be recovered by what you save on your monthly bills. Or if you just wanted to add a skylight, or another window to let more natural light into your home.



Another way to add value to your home is to upgrade the little things like door hardware or ceiling fans. Your home will probably not appraise for more because of this, but you can be sure your home will sell much faster if you have nickel hardware vs brass!

You dont have to invest a lot of money to increase your homes value or appeal, sometimes just some hard work on the weekends can make a world of difference by simply going outside and doing some landscaping. Spend a little money on some paint and put a fresh coat inside its easier than most think and can be done in one weekend.

Upgrading kitchens and bathrooms will always bring the greatest return on investment when it comes to increasing your homes' value.

New white paint on the walls is also a great motivator to buy. THe color is neutral and give s the hous ethat "move right in" feeling

There are also inexpensive ways to increase the value of your home and help sell it faster. One effective way is to eliminate clutter in the house. Removing mail from the dining table, toothbrushes from the bathrooms, small appliances from the kitchen counter can give home buyer the impression of a clean and spacious house.
